30 Polk Street Rendering
The BRA Board unanimously approved new housing for an underutilized Charlestown lot. The project, located at 30 Polk Street, will feature a mix of units to house Boston families.
The $5 million development will include 30 rental units, including 5 one-bedrooms, 22 two-bedrooms, and 3 three-bedroom units. The 56,770 square foot project will also include 4 affordable units and 34 total parking spaces with one spot reserved for ZipCar.
The development team includes developer Douglas MacDonald and architecture firm Neshamkin French Architects, Inc. Construction is slated to begin in the first quarter of 2014.
Downtown Veterans Building will be Renovated Adding New Housing

The BRA Board unanimously approved a $21 million renovation of the New England Center for Homeless Veterans at 17 Court Street in downtown Boston. The renovations and reconfigurations will create new veterans housing, revitalize existing facilities to make service programs more accessible and allow the implementation of updated programming.
The existing Center includes two adjoining buildings, the 4-story Old Colony Trust Company and its 10-story addition totaling 130,000 square feet. The renovations will create room for 35 new studio apartments to add to the existing studio, dorm, and transitional and emergency bed space. The changes will allow the New England Center for Homeless Veterans to add a separate space for permanent female veteran housing in the future.
In addition, the project will consolidate program and service space, offices, and building support needs on the lower floors. A roof deck will be constructed to create a new private space for the veterans served at the center. Exterior building improvements will include window glazing and upgrades to the facility’s historic canopy on Court Street.
The project development team includes the Vietnam Veterans Workshop, a private non profit organization founded in 1989 to support homeless and at-risk veterans, and architecture firm Tise Design Associates. The project is anticipated to break ground in the fall of 2014 and last 16 months.
New Housing for Roxbury

Dudley Crossing Rendering
The BRA Board unanimously approved new construction and building renovations at a key Roxbury intersection, which will bring more housing to the area.
The Dudley Crossing project includes the rehabilitation of existing buildings at 375-385 Dudley Street and 200-210 Hampden Street to make them more consistent with modern day living facilities, and the construction of two new buildings at 387 Dudley Street and 200 Hampden Street. The four buildings will add a total of 42 new affordable units of housing to the neighborhood and 3,296 square feet of commercial space.
The new units in the project will range in size from one to four bedrooms and include elevators, laundry facilities, community space, and a bike rack. The new construction will improve the area’s curb appeal and bring desirable amenities to the neighborhood.
The $17.1 million project is being developed by Nuestra CDC with architect Narrow Gate.
New Roxbury Location for the Elizabeth Stone House

Westminster House Project Rendering
The BRA Board unanimously approved the construction of a new location for the Elizabeth Stone House, an organization serving Boston area homeless families.
The Westminster House Project will be a four-story mixed use building located at 3012 Washington Street in Roxbury and have 27 residences on the three upper floors and 13,000 square feet of ground floor area for meeting space, classrooms, staff offices, conference areas, and a childcare facility. The housing units will provide one, two, three, and four bedroom transitional and permanent apartments and have a separate entrance from Westminster Street.
The development team includes developer Elizabeth Stone House and architecture firm, The Narrow Gate Architecture LLC. The project is anticipated to break ground in March 2015 with an estimated March 2016 completion schedule.
